Where we buy
Locations and property lists
Our properties are located across 28 areas in the North of England — all with strong rental demand, improving local economies, and better expected house-price growth than the South over the medium to long term.
North East · 90% of stock
Teesside, Durham & the North East
Most of our houses sit in towns north of Leeds and south of Newcastle — Middlesbrough, Stockton, Darlington, the wider Teesside area, Durham County and the smaller towns running up to Newcastle. Mainly TS, DL and DH postcodes.
Larger properties for the same money, pure freehold, and slightly higher expected future growth.
North West · “L” types
East Lancashire
Types H2L, H3L, H4L and H5L are located in the East Lancashire towns north of Manchester — Burnley, Nelson, Accrington, Colne, Blackburn and Darwen, around the M65. Mainly BB postcodes.
Lancashire “L” types are £10,000 above the standard price shown, with rents correspondingly higher.
Example selection list
Example property list — 10 to 20 houses
An example of the list you receive at selection. All houses are fully fitted with kitchens, bathrooms, carpets and central heating. Sizes are approximate and vary house to house. They are flexi-furnished, which means they can be furnished to tenant needs to maximise rent and allow us to give you a 7% yield.
Every house shown below is already allocated or sold, but is representative of the lists you will receive. Full addresses are withheld here to protect owners and tenants — location maps are included, and addresses are available on request with a live selection list.

How selection works
The pipeline system
Demand exceeds supply, so we run a pipeline — but it is built to give you maximum choice when your turn comes. Everything is prepared before selection, and both the property and the buying process are contractually guaranteed. Once you are 100% happy, the purchase completes immediately, normally within two weeks. At any one time 60–80 reserved clients are in the pipeline, and selection runs in reservation-date order.
Steps before selection
Choice
10 to 20 properties on every list
Lists are refreshed weekly and we aim to help 10–12 clients select each week. 90% of clients select from their first batch; if you don't, you simply wait a few weeks for a fresh list. Each property sheet runs to over 20 pages with the location, address detail and everything needed to decide.
Properties are contractually guaranteed, so you can select confidently without viewings.

Questions & answers
About property selection
The six questions clients ask most before they choose.
Q1How should I select a property from the list?
All properties in a category are assessed and categorised so they carry a similar value, investment return and future potential after full renovation. Take your own preferences on location and looks into account and simply select the property you like within your budget. Any one you select will deliver the same percentage returns and a similar long-term value increase, proportional to its price.
Q2Which towns or locations are better?
Location is already priced in. North East towns represent better value — larger properties for the same price, pure freehold, and possibly slightly higher future growth. But rental yields are the same and long-term capital growth across all areas is very similar; on average houses double in value over roughly 10–12 years. Select whichever location you like.
Q3Which properties are better for capital growth?
Over the past 15 years capital growth across all 28 towns we sell in has been remarkably similar — and that holds for lower-cost and more expensive properties alike. Provided properties are categorised well and priced correctly, you can select any property you like and future growth is likely to match others of that type. Past growth and other known factors have surprisingly little influence on future long-term growth.
Q4I have seen lower prices elsewhere. Are your prices competitive?
Buying, renovating, renting and maintaining a property in good condition for the long term carries a lot of hidden costs. What matters is the total cost over the long term — set out in detail in the comparison below and on page 2 of the “How to select” leaflet. Once you account for everything, the total cost of buying from us is lower than buying yourself on the open market.
Q5How do other clients select?
Everyone has different preferences:
- International clients often prefer town centres, where they feel rental demand is highest.
- UK clients tend to prefer greener, quieter suburbs — some choose smaller villages seen as more upmarket.
- Post-Covid, tenants and buyers favour gardens, so many clients with the funds choose the larger H6–H8 houses, which also attract good long-term tenants.
All properties are priced proportional to their investment return, so any choice works out well over the long term. If you can't decide, shortlist three you like and ask a sales consultant for their personal opinion.
Q6Which properties are good for long-term rental? Are your rents competitive?
All of our houses are affordable and rental demand is strong at every price point. Larger properties attract better long-stay tenants and are good choices if you have the budget. Rents are guaranteed and proportional to the property price, so whichever you select your rent will be proportional. The “How to select” leaflet includes a chart comparing our rents with other agents selling similar properties.

Comparing property prices
You will see many “types of price” quoted online, but the only one that matters is the total cost — and that is lower buying from Find UK Property than buying on the open market.
The prices you'll see quoted
- Registered sold prices, which are often nothing like the price actually paid
- Portal “calculated” market prices, based on an unrenovated state
- Auction guide prices, set low to attract bidders
- Asking prices, before the work the house still needs
None of these tell you what owning a good, rentable house actually costs.
The prices that actually matter
- Total cost after renovation, compliance and rental — the “day 1 rental cost”
- Total cost after six years of ownership
The tables below compare buying from Find UK Property with buying on the open market, using our small 2-bed H1 house. The same principle applies to every other type; figures are example averages and individual properties vary.

*Unfurnished properties pay 6% net rent for 3 years, then reduce to 5% net rent. This is because they require a lower initial investment than our flexi-furnished range.
Comparing rents
Other agents quote a higher headline rent, then charge management fees and compliance costs against it. Our rent is net, guaranteed, and paid whether or not the property is let.
