According to the August 2026 Lloyds House Price Index, prices rose by 2.7% annually in the North East and 2.0% in the North West. Across the UK, prices fell by 0.4% over the year and 0.2% over the month. Several southern regions also recorded annual declines. Read the Lloyds report.

The difference matters because a national average can conceal very different local markets. A headline about falling UK house prices does not describe every region, town or property. In this release, the two northern regions are combining lower average purchase prices than the southern markets shown above with positive annual growth.

A lower purchase price can give investors more flexibility

For a buyer, a lower purchase price can mean less capital tied up in one property. Depending on their budget and the properties available, it may also leave more room for reserves or allow them to consider spreading their investment across more than one home. That flexibility is one reason the northern market deserves serious consideration.

Purchase price also matters when assessing rental income. Gross rental yield is annual rent divided by purchase price. For the same rent, a lower purchase price produces a higher gross yield. The next step is to examine the actual property's rent, running costs, maintenance requirements and likely periods without a tenant. Those details determine how the investment works in practice.

The Lloyds figures measure house prices, so they do not establish rental yields or tenant demand. Their value here is in showing the regional price picture. For an investor, that is a starting point for assessing a property alongside its income potential.
