Why buy-to-let mortgages don't work

No profit with high interest rates

Interest, fees and renovation costs are usually higher than the rental income, so profit is unlikely with a buy-to-let mortgage.

You're only paying off interest

The whole loan remains outstanding at the end of the term. You either pay the full amount or sell to clear the balance.

More risk, no flexibility

A mortgage puts you in debt and has a complicated approval process, without the freedom to choose any property in three years.

No guarantees or savings

Open-market purchases carry no guarantees, and you can end up around £10,000 worse off than with the 2-Step Solution.

Getting started

I have over £39,999. How do I get started?+

Complete the enquiry form and provide ID for the owner (passport copy and address). We send you a draft agreement to look at and arrange a Zoom meeting to cover all of your questions. You can also visit us if you wish, although this is not required. Then you decide whether to proceed.

What is the buying process?+

Sign the agreement and make the £3,000 reservation payment to our client account, which fixes prices across our range for the next three years. Have a video meeting with the solicitor to verify ID, provide a bank statement to show funds and get any other documents ready.

Agree the interim 1-bed house within six weeks of reservation, make the Step 1 payment (for example £39,999 plus £999 transfer costs) and take ownership including Land Registry title documents. Later, tell us when you are ready to upgrade to your final property (H1 to H8, unfurnished or Flexi-Furnished) and make the Step 2 payment. You end up owning your final property and we take back the interim one.

I do not have £39,999 — can I buy anything?+

No. This is the minimum amount you need, plus £999 purchase costs for Step 1 and the £3,000 reservation payment. Keep saving and come back to us when you have enough funds, or join with a friend and contribute 50/50 as joint owners — that way you each need around £20,000.

I have more than £70,000 — should I still use 2-Step?+

No. With more than £70,000 it is better to buy a property in one step, for example an H1 or H2 house, using our standard method. You benefit more that way.

I have £80,000 — can I set up two 2-Step deals?+

No. The offer is limited to one live 2-Step deal per client at any time, so you can start another after completing one. It is designed to help clients who do not yet have enough to buy a property outright in one step.

The money

What if I upgrade after two years and six months — do part years count?+

No. The discount is added to the pot after each whole year, up to a maximum of three years. If you upgrade three years after completion of the interim property you receive the full £10,200 discount.

What if your property prices fall in the three years?+

In the unlikely event our prices fall before Step 2 you get the new lower prices, so your final payment is less. The opposite is more likely: if our prices rise, yours do not, and your final payment stays as shown in the table above.

What if I have no more money to upgrade after three years?+

The default is that you upgrade after three years, but we allow a further twelve months if needed to help you save. The discount does not increase beyond £10,200.

Worst case, even if you cancel and do not upgrade, you still get your £39,999 back. Your built-up discount is preserved for later use by you, your family or your contacts against any property in our range.

Upgrading and ownership

Can I keep the interim property and not upgrade?+

No. The interim property is a stepping stone to your final property. While you own it you get security, build up to £10,200 of discount over three years and have more time to save. You agree to sell it back to us when you upgrade — we cannot afford to sell it permanently at £39,999 as it is worth more. If you do not upgrade, you sell it back to us for what you paid.

Can I use the 1-bed interim property myself?+

No. You are the owner, but you agree to the property remaining rented to our tenants. You benefit by building £10,200 of discount over three years, equal to 8.5% of the £39,999 invested per year. When you upgrade, you sell the interim property back to us as part of the process.

What can I do with my final property?+

It is your property and you decide. Initially it is rented to us and we rent to our long-term tenants, so you can keep it rented for net rent of 6% a year unfurnished or 7% Flexi-Furnished with no costs, or keep it rented and build deal discount at 8% of the property price to fund another purchase — a tax-efficient way many clients build a portfolio before retirement.

Alternatively, give us six months' notice at any time after the minimum 2.5 years to take full possession, then use it yourself or for family, rent it out directly or through an agent, or sell it to anyone. We can also offer to buy it back at the prevailing market price.

Is the reservation payment refundable against my property?+

Yes. The £3,000 reservation comes off your property cost and is not lost. It fixes your prices on our range for the next three years.
