70% of Landlords Poised for Portfolio Growth

A recent Landlord Sentiment Survey by property platform Lendlord reveals that a strong 70% of UK landlords are planning to expand their portfolios over the next 12 months, whether through purchases, refinancing or refurbishments – despite ongoing market uncertainty. This growing confidence is consistent with our experience at Find UK Property, where landlords are continuing to invest but crucially for our clients, without the usual stresses, costs, or liabilities.

 

Confidence Despite Caution

Although 42% of landlords say they are adopting a more cautious approach compared to six months ago, the vast majority remain positive about the market’s direction. According to the same survey, 60% expect modest house price increases in the coming year.

The survey shows that 29% of landlords are currently using the popular BRRR strategy (Buy‑Refurbish‑Refinance‑Rent), with many also following BRRRR, which adds a final ‘R’ for Repeat – indicating a desire to recycle capital and scale portfolios.

While effective, these methods often rely on loans, refinancing stress, and rising interest rates. That’s why many of our clients choose Dr. T’s BSR Method instead – a smarter, more stable alternative that removes the finance element altogether.

That said, recent signs of lenders beginning to drop mortgage rates may indicate that the Bank of England could reduce base rates in the near future – a trend that some investors see as further encouragement to refinance or expand their portfolios sooner rather than later.
