Low cost property prices are now rising in the UK.

Over the past 60 years, prices on low-cost property have doubled every 10 to 12 years. There was a big drop from 2008 to 2012 following worldwide financial crisis and then prices remained static for several years. Over past 10 years there has been good growth. Property prices increased sharply in the Covid and post Covid period from August 2020 to August 2022 and then slowed. Going forward we expect the average historical trend where prices double in next 12 years.

Highest Yields in North

Gross Rental Yield is the total annual rent divided by the value of the property expressed as a percentage. Example – If you buy a property for £100,000 and get £8,000 rent per year. Then the gross rental yield is 8%. The map below shows the gross rental yields % on houses in different areas of the UK. Gross Rental Yield varies greatly depending on rental demand and property pricing in each area. You can see that the North East (and also North West) of England deliver the best gross rental yields of around 8% as property prices are still very low.
