Investment Property Purchase

Most of our customers are considering the ‘Best Buy’ investment properties which are located in the towns of Lancashire, just north of Manchester. This region has very good rental demand whilst still having low property prices. Thus, the rental yields are better than other regions and future % capital growth will also be better than more expensive properties. Please review this and give us a call to discuss any further questions you may have.

After watching the video and reviewing the brochure, you may be able to make a provisional decision as to which of these types of investment “Best Buys” is most suited to your requirements and budget (you should have enough funds – mortgages are not available to non-residents). Then please let us have the information below (without any commitment or obligation): –

Which type of property: 2-Bed, 2-Bed Large, 3-Bed or 3-Bed Semi-detached. You can change this later.

Contact details to go on draft reservation agreement: Full Name, Address, Telephone and Email address. If two people on agreement, then need details of both.

ID information: Passport copy (photo page) and Address ID (document or letter showing your home address) is sufficient at this stage.

Any UK visit plans now or later: If so, likely dates you may visit our offices.

As AML registered overseas property agents, we must identify overseas enquirers before we start to deal with them formally. We are registered with the UK Information Commissioner and so any ID information provided will be treated confidentially and kept secure. Provision of the above information will enable us to send you more information, draft agreements and further details.

We can contact you to answer any further questions you may. One of our senior staff will be designated as your consultant.

After we have the above information, our admin team will provide a draft Reservation Agreement for you to consider. This lays out the terms of the purchase and outlines the steps we will take in conjunction with your solicitor to ensure Exchange of Contracts, Completion of purchase and Registration of the property under your name at the UK Land Registry. This agreement will also fix the price, specify the agreed guaranteed rent and the payment terms.

After receiving the Reservation Agreement, we can answer any further questions you may have and if you wish to proceed further, we can discuss the next steps with you including viewing visit and if not visiting yet, how to get documents attested.

Viewing Visit

If and when you do visit, you will need to plan this with your designated consultant. Some clients make a reservation first and then visit to select their specific property. A visit is not essential, but we do encourage it. The normal itinerary is as follows: –

Land at Manchester Airport or if coming from London, come by train from Euston to Preston (2-hour journey).

We collect you from Airport, or your Hotel, or Railway station

Have a meeting with you at our offices to discuss your purchase

Show you the different types of investment properties

Meet external solicitor and attest ID documents if required

Agree a plan of action after your visit.
