Low cost property prices are now rising in the UK.

Over the past 60 years, prices on low-cost property have doubled every 10 to 12 years. There was a big drop from 2008 to 2012 following worldwide financial crisis and then prices remained static for several years. Over past 10 years there has been good growth. Property prices increased sharply in the Covid and post Covid period from August 2020 to August 2022 and then slowed. Going forward we expect the average historical trend where prices double in next 12 years.

Highest Yields in North

Gross Rental Yield is the total annual rent divided by the value of the property expressed as a percentage. Example – If you buy a property for £100,000 and get £8,000 rent per year. Then the gross rental yield is 8%. The map below shows the gross rental yields % on houses in different areas of the UK. Gross Rental Yield varies greatly depending on rental demand and property pricing in each area. You can see that the North East (and also North West) of England deliver the best gross rental yields of around 8% as property prices are still very low.

Locations in North

We specialise in 28 areas in the North. Majority are in the North East located in towns north of Leeds – such as Middlesbrough, Stockton, Darlington, Hartlepool, Teesside, Durham County (TS, DL and DH post codes). We also have Type H2L, H3L, H4L and H5L houses in the North West, mainly in the Lancashire towns north of Manchester, and prices on these are £10,000 higher than the prices shown. (rents on these are also correspondingly higher).

For example, with the same budget of £300,000 you can only buy ONE house in the South, whereas, You can buy FOUR houses in the North and these will, in total, deliver DOUBLE the rent of the single house in the South. This is because rental yields in the North are double. Capital Growth over long-term is same % in both areas.

Prices in North Set to Rise

Prices on low cost houses in the North are set to rise at better rates than the South in the next few years. The reason is that many buyers who were looking to buy an expensive property in the South on a mortgage, are now deciding to buy a low cost property in the North with cash. This is because mortgage interest rates are too high. This is creating a higher demand in the North.
